Job Title: Centre Operations Manager

Position Overview: The Centre Operations Manager is responsible for overseeing the effective management of a facility, ensuring the maintenance of buildings, grounds, and equipment. This role involves managing leasing contracts, coordinating third-party services, and implementing health and safety standards. The position requires proactive leadership, problem-solving skills, and the ability to work closely with senior management to align operational activities with the centre’s strategic goals.

Key Responsibilities:

  • Operational Management: Develop and execute policies and procedures for the efficient operation of the centre. Work with senior management to set long-term and short-term objectives and align them with corporate goals.
  • Facilities Management: Oversee the day-to-day management of the centre, including handling tenant concerns, security, and essential services (air conditioning, plumbing, cleaning, etc.). Ensure the upkeep of the facilities through regular inspections and coordination with maintenance contractors.
  • Budget and Financial Oversight: Prepare and manage budgets, track operational expenses, and assess the financial impact of ongoing projects. Ensure all operations are within budget and that all financial activities, including vendor payments and procurement, are properly managed.
  • Security and Safety: Lead the development and implementation of security measures to protect the centre and its tenants. Regularly review security protocols, identify potential risks, and collaborate with local authorities to mitigate security threats. Ensure adherence to health and safety regulations by conducting regular safety checks and training staff.
  • Vendor and Tenant Relations: Build and maintain professional relationships with contractors, suppliers, and tenants. Address any operational concerns raised by tenants, including managing complaints and offering solutions. Oversee procurement processes to ensure quality services and equipment at competitive prices.
  • Team Leadership and Development: Supervise and manage the operations team, ensuring that all staff are well-trained, effective, and aligned with company goals. Provide regular performance feedback, identify areas for improvement, and implement training programs to enhance team performance.
  • Compliance and Documentation: Ensure all operations comply with relevant legal regulations and safety standards. Maintain accurate records of service agreements, leases, and procurement activities, and promptly resolve any discrepancies.

Qualifications and Experience:

  • Education: Matric, with additional training in maintenance or facility management being advantageous.
  • Experience: A minimum of five years in a related field, including at least two years in a supervisory role.

Skills and Competencies:

  • Proven leadership skills with the ability to manage teams and multiple priorities.
  • Strong problem-solving skills, with a hands-on approach to resolving operational issues.
  • Excellent communication skills, both verbal and written.
  • Knowledge of property and facilities management procedures, including budgeting and leasing agreements.
  • Proficiency in using maintenance equipment and computer applications.

This role requires a well-organized, proactive, and solution-oriented individual capable of managing various aspects of a busy centre, ensuring smooth operations, security, and tenant satisfaction.
