About the Role
As a Portfolio Manager, you will play a crucial role in overseeing a diverse portfolio of buildings, ensuring optimal performance across critical areas such as credit management, financial administration, leasing, and facilities maintenance. Your responsibilities will encompass:

What You Will Bring
Inherent Requirements for the Position (Non-negotiable)
- Minimum Grade 12 educational qualification
- A business property-related tertiary qualification is preferred
- Valid Fidelity Fund Certificate (FFC) and compliance with the education requirements of the Property Practitioners Regulatory Authority (PPRA)
- 5 – 7 years of experience in property or centre management
- Valid Driver’s license
Additional Demonstrable Requirements
- Advanced computer literacy, proficient in MS Office (including Excel), and experience with property management systems, such as SAP or MDA
- Expertise in budgeting, financial management, and expense control
- Understanding of property market trends and adaptability of strategies
- In-depth knowledge of commercial property management
- Strong understanding of technical aspects related to property maintenance and repairs
- Excellent verbal and written communication skills, with the ability to negotiate and build relationships with tenants, brokers, and stakeholders
- Deep knowledge of lease agreements and common law principles applicable in leasing
- Awareness of relevant statutory requirements, including Occupational Health and Safety, POPIA, FICA, and sections of the Labour Relations Act
- Proven leadership ability to manage and develop a team successfully

Key Responsibilities in Detail
- Team Leadership (5%): Oversee performance management, training, and development initiatives. Cultivate a positive corporate culture, ensuring all team members are competent and address performance issues proactively.
- Marketing of Space & Renewals (40%): Manage the vacancy list and marketing strategy, negotiate leases, and secure sustainable income streams. Ensure timely tenant installations and accurate contract management.
- Property Management (30%): Supervise service contracts and property inspections. Ensure compliance with the Occupational Health and Safety Act, manage documentation, and prepare detailed management reports.
- Budgeting & Expense Control (10%): Contribute to the budgetary process and monitor income and expenses. Manage energy consumption and evaluate financial outcomes effectively.
- Liaison (10%): Facilitate effective communication across tenants, clients, and brokers. Address tenant issues promptly and support brokers in inquiries and transactions.
- Revamps & Upgrades & New Developments (5%): Engage in purpose-driven planning with relevant teams to innovate and upgrade portfolio offerings.
